For rent: fine space for use as an office, studio, meetings or museum in a building that breathes one and all history. Namely, this is the first stone house of the beautiful Hanseatic city of Kampen. How cool is that!

The building is located in the heart of the inner city and bears the chic name "T Huys der Kunsten".

On the first floor is the beer museum (Kampen used to be home to numerous breweries) and the 2nd floor is in use as living space.
The space to be rented out can be found on the 1st floor at the front of the building. It would be great if a user comes in where the different functions reinforce each other. This is a wish but certainly not a must.


And this is how the layout is:

First floor:
Main entrance, general area with mailboxes and intercoms, beer museum.
The entrance door towards the floors can be locked.

1st floor:
A communal staircase leads you to the spacious central hall. Here you will find the neat toilet room which is shared with the (already rented) office space at the rear of the property.

The office space of approx. 64m2 is located at the front of the building and has 3 windows, heavy wooden beams on the ceiling, 'seeing anchors' in sight and beautiful old walls where the history drips from.


In addition to the rental fee, there are (service) charges for the following:
- Heating (by means of radiators), water and electricity
- Cleaning and maintenance of stairwell and landing
- Fire alarm
- Intercom system
- Wifi


Rental conditions:

- Security deposit:
Tenant must provide a bank guarantee in the amount of 3 months payment obligation.
- Rental period in consultation
- Rent adjustment:
Annually, for the first time one year after the rental commencement date, based on the change of the price index figure according to the consumer price index 'all households' (2006=100), determined by the CBS.
- VAT:
Tenant declares that it performs at least 90% turnover tax-taxed services. If at any time the lessee no longer meets this criterion, the lease will be legally exempt from VAT. In that case, the agreed rent, excluding sales tax, will be increased in such a way that the financial disadvantage for the lessor is compensated.
