It's important to communicate changes

Most Popular Homeowners' Association Insurance Policies

Building insurance is a group property insurance policy. This is the only type of insurance that is legally required for a homeowners’ association (VvE). This insurance covers the VvE’s apartment complex against damage caused by fire, lightning strikes, storms, snow load, and water. If necessary, you will also be reimbursed for the costs of demolition and removal work in the event of water damage. The costs incurred by your homeowners’ association to prevent further damage are also covered.

Homeowners’ associations often take out glass insurance. Our glass insurance covers not only the glass in the common areas, but also all the glass in the individual apartments as standard. This includes insulated glass, plastic domes, and skylights.

The Homeowners’ Association is an independent legal entity and can therefore be held liable. For this reason, liability insurance for a Homeowners’ Association is often considered a necessity. Liability insurance covers the association’s liability risk toward individual apartment residents (with the exception of damage to their own real property). It also covers liability among members and members’ liability toward the association.

The insured amount per occurrence is €1,250,000.

There are various types of insurance for homeowners' associations

Building Insurance

The building insurance is a collective building insurance policy. This is the most important type of insurance. This policy covers the homeowners’ association’s apartment complex against damage caused by fire, theft, precipitation, storms, hail, leaks, lightning strikes, explosions, and vandalism. The costs incurred by your homeowners’ association to prevent further damage are also covered. The board of the homeowners’ association is required to take out building insurance.

Glass Insurance

Many homeowners’ associations also choose to purchase glass insurance. Glass insurance covers not only the glass in the common areas; the glass in the individual apartments is also automatically covered.

Liability Insurance

The second mandatory HOA insurance policy is liability insurance. This is because an HOA is an independent legal entity and can be held liable. With liability insurance, you cover the liability of your HOA’s members for damage to property and/or injury to persons. Any resulting damage (consequential damage) is also covered. The damage must have been caused as a result of an act or omission while carrying out activities on behalf of the HOA.

Directors' and Officers' Liability Insurance

The board members of a homeowners’ association may be held personally liable for damages resulting from their actions. A lot of money is involved in homeowners’ associations, so in the event of damages, the amounts can be quite substantial. For this reason, it may be wise to purchase directors’ and officers’ liability insurance.

Legal expenses insurance

With homeowners’ association legal expense insurance, your homeowners’ association receives legal assistance in disputes related to the association’s activities. However, the association must be insured at the time the dispute arises and must have a financial interest in the dispute. That interest must be quantifiable in monetary terms and amount to at least €450. This provision does not apply to claims for damages arising from traffic accidents or to criminal cases.

Accident insurance

This insurance covers the members, employees, and/or volunteers of the homeowners’ association (VVE) in the event of permanent disability or death resulting from an accident. The insurance will then pay a one-time benefit based on the insured amount. Building insurance (structure insurance) and liability insurance are required. The homeowners’ association is obligated to purchase these policies. For insurance policies that are not mandatory, it is important for the homeowners’ association’s board to weigh whether the premium to be paid is worth the risk.
